Wahroonga holds some of the oldest housing stock on the Upper North Shore, and older homes bring tiling questions that newer suburbs do not. Tiling an older Wahroonga home starts with the substrate, because period houses were not built to current wet-area standards. Three things get assessed before any tile is ordered.
The floor structure. Federation and interwar homes sit on bearers and joists instead of a concrete slab. Timber moves, tiles do not, so the floor is stiffened and sheeted before tiling. Australian Standard AS 3958 sets how far a floor may deflect before tiles and grout begin to fail.
Square and level. Older homes settle. Walls are rarely square and floors are rarely flat, which affects setout and the size of tile that can be used sensibly. NHK Tiling has handled out-of-square substrates before, including a brick BBQ splashback where the brickwork was not true and the finished tiling still came up flush.
What is already there. Existing tile can sometimes be tiled over where the surface is sound, level and free of movement, which saves demolition and cost. It is not suitable where tiles are loose, uneven, or hiding moisture damage, and that judgement is made on site rather than from a photograph.
NHK Tiling works with Mapei, Davco, Laticrete and Ardex adhesives, grouts and waterproofing systems. These are the systems used on Wahroonga jobs, and the choice matters most in wet areas and over timber substrates, where adhesive flexibility and membrane compatibility determine whether a floor lasts.
Colour grouting and epoxy grouting are both available. Epoxy grout forms a dense, non-porous seal that resists staining, mould and discolouration, which suits bathrooms and any surface facing heavy cleaning. It costs more and takes skill to apply, and the return is durability.
Large format is available up to porcelain slabs of 3600mm, though large tiles need a flatter substrate, which in an older Wahroonga home usually means more preparation.
Ku-ring-gai heritage rules affect a Wahroonga tiling job only in specific circumstances. Retiling a bathroom or an internal floor does not change the external appearance of a building, so it is generally exempt development and needs no development application.
The distinction that matters is between a property individually listed as a heritage item and one that simply sits inside a heritage conservation area. A listed item can require council approval even for internal work. A property in a conservation area is not automatically affected. Wahroonga contains many of both, so checking the Ku-ring-gai property map before booking a trade is worth a few minutes.
External work such as a verandah or front porch is more likely to attract attention in a conservation area, since it is visible from the street.
