Commercial tiling differs from residential work in a few practical ways.
Programme comes before preference. Commercial jobs run to a build programme with other trades either side of the tiling. NHK Tiling has completed whole-of-house retiling inside a two-week window ahead of a kitchen installation, which is the same coordination problem at a smaller scale.
Traffic changes the specification. Commercial floors take far more foot traffic than domestic ones, which pushes tile choice toward denser porcelain and toward slip ratings appropriate to entries, amenities and wet areas.
Access is usually out of hours. Occupied premises often mean evening or weekend work, staged areas, and keeping part of a space usable while the rest is tiled.
Macquarie Park has a large amount of recent high-rise residential development, and apartment tiling brings building constraints rather than substrate ones. Apartments sit on a concrete slab, which needs levelling and priming instead of the structural sheeting that older Upper North Shore houses require.
The complexity moves to the building. Owners corporation approval is usually needed for bathroom waterproofing and tiling, because the membrane protects the lot below. Lift access and loading dock times are set by building management. Work hours are often restricted, and water isolation can require notice to neighbouring lots. Macquarie Park sits under the City of Ryde, so any council question goes to Ryde rather than to Ku-ring-gai, even though neighbouring suburbs like Pymble and Gordon are Ku-ring-gai. The practical position is much the same: internal retiling that does not change a building’s external appearance is generally exempt development and needs no development application.
Two differences are worth knowing. Commercial premises can have fit-out approval requirements that do not apply to homes, particularly where a change of use is involved. Waste and skip rules are set by the City of Ryde, so a permit for a skip on the nature strip or roadway comes from Ryde, not Ku-ring-gai.
Products used are Mapei, Davco, Laticrete and Ardex, with colour and epoxy grouting available. Large format porcelain is available up to 3600mm slabs, which suits commercial floors and lobbies where fewer grout lines are wanted.
