Upper North Shore homes are older and larger than the Sydney average, and both facts change how a tiling job is quoted. A significant share of the housing stock predates current wet-area standards, which means the substrate usually needs assessment before any tile is laid.
Timber subfloors are common. Federation and interwar homes across Pymble, Turramurra and Wahroonga were built on bearers and joists instead of a concrete slab. Australian Standard AS 3958 limits how far a floor may deflect before tiles and grout fail, so these floors are sheeted and stiffened before tiling begins.
Floor areas are larger. Upper North Shore homes frequently have multiple bathrooms and open living areas running to 60 square metres or more. Larger runs need proper movement joints and a considered setout, because small errors compound across distance.
Apartments sit near the stations. Gordon, Lindfield and Roseville have medium-density buildings close to the rail line. Apartment wet-area work brings strata approvals, lift bookings, restricted work hours and water isolation, which is a different job to a freestanding house.

Ku-ring-gai Council rules affect two parts of a typical tiling job: approvals and waste. Retiling a bathroom or floor is internal work that does not change a building’s external appearance, so it is generally exempt development and needs no development application.
The exception is a property individually listed as a heritage item, where even internal work can require approval. That is different from a property sitting inside a heritage conservation area, which is not automatically affected. Ku-ring-gai contains many of both, so checking the council property map before booking a trade is worth the few minutes it takes.
Waste is the second question. Ku-ring-gai requires a permit when a skip is placed on the nature strip or roadway instead of inside the property boundary. NHK Tiling settles skip placement and site access at quote stage.
