A timber subfloor has to be stiffened before tiling. Large-format tiles need tighter tolerances again, because a longer tile bridges more of the flex and cracks sooner when the floor moves.
A concrete slab needs far less preparation than a timber subfloor, so the same tiled area costs less to prepare. Slab-on-ground homes and newer Pymble builds generally need levelling and priming rather than structural sheeting. Knowing which substrate a home has is the first question worth asking when comparing tiling quotes.
No development application is normally required to retile a bathroom in Pymble. Internal work that does not change the external appearance of a building is generally exempt development, so most bathroom and floor retiling proceeds without council approval. Pymble falls under Ku-ring-gai Council.
There is one exception worth checking. A property individually listed as a heritage item can require approval even for internal work, which is different from a property that simply sits inside a heritage conservation area. Ku-ring-gai contains many of both. Checking the property on the Ku-ring-gai Council map before booking any trade takes a few minutes and avoids a stop-work problem later.
Waste removal is the other council question on a Pymble job. A bathroom strip-out produces a significant volume of rubble, and Ku-ring-gai requires a permit when a skip is placed on the nature strip or roadway rather than inside the property boundary. NHK Tiling waterproofs to Australian Standard AS 3740 before any tile is laid, covering the shower, the bath surround and all splash zones, with additional attention at corners, junctions and penetrations. The membrane is allowed to cure fully before tiling begins.
Older Pymble bathrooms frequently reveal problems once the original tiles come off. The three most common are water damage around the shower, earlier work completed without a compliant membrane, and a floor with no fall towards the waste.
