Original wet areas without membranes. Bathrooms of this age generally predate modern waterproofing practice. The tile and grout were doing the work, and grout is not waterproof. Once it crazes, water reaches the substrate.

Should a post-war Seaforth bathroom be restored or replaced?

It depends on what has failed, and the honest answer usually comes at strip-out rather than at the quote.

Restoration makes sense where the substrate is sound, the fall to the waste still works, and the problem is cosmetic: tired grout, a few cracked tiles, dated but serviceable surfaces. Regrouting and targeted replacement are far cheaper than a full rebuild.

Replacement makes sense where there is no compliant membrane and there are signs water has been getting past the surface, where the floor has lost its fall, or where the substrate has moved or degraded. In those cases a cosmetic fix puts good money over a problem that continues underneath.
