The region divides into three broad kinds of work, and which one applies changes the approvals, the substrate and the schedule.
Apartments. Common in Chatswood, Gladesville, Huntleys Point and parts of Mosman. The slab needs levelling and priming rather than structural sheeting, so the tiling is usually straightforward. The complexity sits with the building: owners corporation approval is generally required for wet-area work because the membrane protects the lot below, and access, work hours and water isolation are set by building management. Replacing carpet with tile usually triggers an acoustic underlay requirement.
Houses. Common across Northbridge, Seaforth, Hunters Hill, Woolwich and Manly. Older homes generally sit on a timber subfloor that must be stiffened and sheeted before tiling, since Australian Standard AS 3958 limits how far a floor may deflect before tiles and grout fail. The schedule is set by the household rather than a building manager.
Commercial and industrial. Concentrated in Chatswood and Artarmon. Programme, access hours and traffic loading drive these jobs more than the tiled area does, and staged or out-of-hours work is common.
Yes, across Mosman, Manly, Woolwich, Clontarf and Huntleys Point. Salt-laden air reaches terraces, steps and external walls continuously, not only when it rains.
Dense, low-absorption porcelain handles that exposure well, and natural stone needs sealing repeated across its life rather than once at installation. On exposed external work the grout line generally degrades before the tile, which is why epoxy grout is specified outdoors and around pools. Manly, facing the ocean, sees the harshest version of this; the harbour suburbs see a milder one.
